AGREEMENT:
- By making a reservation, you are complying
with the following policies and procedures.
PAYMENT METHODS:
- The following credit cards can
be used to place a reservation and for room
payments: VISA, MasterCard, American Express or
Discover.
RESERVATIONS/DEPOSITS:
- Reservations can be made either
on-line or over the telephone.
- A $250 deposit is required to
confirm a reservation.
- The deposit will be applied to
the total invoice upon arrival.
- The remaining balance of your
bill will be charged to your credit card at
check-in.
CANCELLATIONS:
- A $25.00
cancellation/administrative fee will be charged
for any reservation that is cancelled at anytime
after booking.
- The deposit will be fully
refunded if notice to cancel is received either
by mail, fax, e-mail, phone, or in person, by
5:00 pm, no less than 10 days prior to the
scheduled arrival time during the High Season, and no less than 60 days prior to the scheduled arrival time during the Low Season.
- Cancellations made less than the 10 or 60
day time period will forfeit the reservation deposit.
- Reservations are not contingent
upon the weather or water conditions of any
recreational facility, including but not limited
to the Comal and Guadalupe rivers or
Schlitterbahn.
- There will be no refunds made
for shortened stays due to any circumstance
beyond our control.
CHECK-IN
TIME:
- Check-in time is between 4:00
pm and 6:00 pm.
- The key can be picked up at New
Braunfels Leasing & Property Management, LLC
office, located at 1153 Lee St. in New
Braunfels. CLICK HERE FOR A MAP
- Early check-in may be possible,
but you will need to call the day before to
check availability for an early arrival.
- Late arrivals must call before
6:00 pm to make arrangements to pick-up the key.
CHECK-OUT
TIME:
- Check-out time is 11:00 am.
- Your credit card will be billed
$100.00 if you have not checked out before 11:30
am.
- Your credit card will be billed
a full night’s stay if you have not checked out
before 1:30 pm.
MAXIMUM
OCCUPANCY:
- Each room has a posted
maximum occupancy. New Braunfels Leasing &
Property Management, LLC has the right to
inspect the number of people in your party. Any
party exceeding the maximum occupancy may be
evicted without reimbursement of rents or
deposit.
- Only registered guests
can occupy the units
SMOKING
POLICY:
- All of our units are
NON-SMOKING units.
- Any evidence of smoking
(smell, ashes, etc.) inside the unit will result
in a $200.00 fee being assessed to the guest’s
credit card.
- Smoking is permitted
outside or on the patio, and all smoking debris
must be properly disposed of outside.
NO
PETS:
- All units are NO PETS
ALLOWED units.
- There will be a $200.00
charge assessed to the guest’s credit card if a
pet is found in the unit, whether the pet
belongs to the guest or to a visitor.
INVENTORY:
- A full written inventory,
as well as a videotape, has been taken of this
property.
- We will conduct an
inspection upon your departure.
INSPECTIONS:
- New Braunfels Leasing
& Property Management, LLC inspects each
rented unit upon departure.
- The inspector looks for:
damages beyond normal wear and tear; missing
items; the need for excessive cleaning or trash
removal.
- Any necessary charges
will be billed to the guest’s credit card at the
retail damage price.
UPON
LEAVING:
- Please close all windows
and doors and make sure they are locked when
leaving unit.
FAIR
HOUSING:
- New Braunfels Leasing
& Property Management, LLC complies with all
Fair Housing requirements, and will not deny any
rentals because of race, color, religion, sex,
origin, handicap or family status.
- New Braunfels Leasing
& Property Management, LLC will not rent to
any persons under the age of 21 years of
age.
- All reservations must be
made by a responsible party, 21 years of age or
older, who must pick up the keys and occupy the
property during the reservation time. This party
will be responsible for all charges, including
lockout fees, damages caused to unit, buildings,
pool/hot tub or etc.
KEYS/POOL
TAGS/CAR TAGS:
- All keys, and any pool
tags, and/or car tags issued at check-in must be
returned at checkout.
- If a guest loses their
keys or tags, there is a $25.00 charge per key
and/or tag.
- In the event of an
after-hours lockout, please do not attempt to
break any part of the property to enter. The
full cost to repair such damages will charged to
your credit card. Please leave an after-hours
emergency message at (830) 643-0656 or call
(830)-237-8982. A minimum $50.00
locksmith/opening fee will be charged to the
guest’s credit card.
- Refunds will not be given
for keys or tags returned by mail.
PARKING:
- Each unit is allotted one
parking permit per sleeping area.
- Park in your designated
spot or in unmarked spaces only.
- All vehicles must have
parking permits. Cars without permits may be
towed at owner’s expense.
- There is no parking
available for trailers, boats, jet skis or
oversized vehicles. Any unauthorized vehicle
will be towed at owner’s expense
GUESTS:
- Guests are responsible
for their own proper conduct and that of all
guests in their party. This includes the
responsibility for understanding and observing
all policies and rules.
- By City Ordinance: NO
GLASS BOTTLES OR STYROFOAM PRODUCTS of any kind
are permitted on the Rivers or Lakes.
- Police and/or river
spotters patrol the rivers. Violators may be
ticketed.
- Nudity, profanity, and
excessive noise will result in eviction without
refund.
SAFETY:
- Safety and security is
the sole responsibility of the Guest. Property
owner(s) or New Braunfels Leasing & Property
Management, LLC assume no responsibility or
liability for the safety or security of the
guests, or for injury caused by the criminal
acts of other persons. In case of danger or
potential damage to persons or property, call
911.
- Guests should ensure that
all doors and windows are locked at all times,
and guest must immediately notify New Braunfels
Leasing & Property Management, LLC if any
locks become inoperative.
- Guests should turn off
all appliances when leaving the premises.
- Guests shall not store
any combustibles on premises.
PATIO/BALCONY
AND ENTRY AREAS:
- Patios, balconies and
entry areas must be kept free from items that
could be a hazard.
- Please do not hang towels
over balcony railings.
- For safety reasons,
balcony loads should not exceed room occupancy.
Exceeding the maximum occupancy on balcony will
result in eviction without refund.
- “Horse Play” on balcony,
stairway, entry-way, or any where on the
property, will not be tolerated. New
Braunfels
- Leasing & Property
Management, LLC reserves the right to evict the
entire party if excessive horse-play is reported
and found.
- By City Ordinance: no
grilling from the balcony of any unit. This is a
fire hazard. Please use the grills provided on
the property.
LOST AND
FOUND:
- We are not responsible
for any loss of money, jewelry, valuables of any
kind or any damage incurred to guest’s motor
vehicles or their contents.
- New Braunfels Leasing
& Property Management, LLC will hold any
item left behind for two weeks. After two weeks,
these items will be donated to charity.
- Any items returned will
be by mail, at the guest’s expense.
PAYABLE
- The guest acknowledges
receipt of the services and charges hereon and
agrees to pay for it on demand in New Braunfels,
Texas.
- These properties are
privately owned and the management reserves the
right to refuse service to anyone.
